Weekend Compactor & Bin Reset

Two weekend visits that clear overflow around your compactor and bins, un-jam the ram, and reset the enclosure before Monday. Available per-visit or on a monthly service agreement.

Who this is for

Property managers, HOA boards, and facility directors whose compactor and bin area pile up Friday through Sunday and blow up the Monday-morning maintenance schedule.

The pain we solve

  • Loose bags stacked outside the compactor by Saturday afternoon
  • Compactor ram jammed on an over-stuffed weekend load
  • Cardboard, mattresses, and furniture blocking the gate
  • Pests and odor building for 48-72 hours before Monday pickup
  • Hauler drives past a blocked pad and bills a missed-trip fee
  • Maintenance techs losing Monday morning cleaning trash instead of turning units
What you get
  • Two scheduled reset visits: Saturday afternoon and late Sunday night
  • All loose trash inside the enclosure and within a 20 ft perimeter bagged and loaded into the compactor or bins
  • Compactor ram cycled and un-jammed where written authorization is on file
  • Oversized items (mattresses, furniture, cardboard towers) staged clear of the gate and flagged so you can charge back the responsible resident
  • Bin lids closed, wheels aligned, enclosure gate secured
  • Perimeter deodorizer applied in warm months to knock down smell until Monday pickup
  • Before/after photos texted to your cell after each visit - zero dashboard, zero login
  • Overflow flag if volume suggests you're under-serviced by your hauler
Recommended cadence

Two visits every weekend: Saturday between 2pm-6pm, and Sunday between 8pm-midnight. Sold per-visit or on a monthly service agreement (8 visits/month) at a discounted rate. No site walkthrough required - text your address to (864) 266-0658 and we send a firm monthly price the same business day.

FAQ

Common questions

What's included in each weekend visit?

Loose trash cleared inside the enclosure and 20 ft around it, bagged and loaded. Compactor ram cycled where we have authorization. Oversized items moved off the gate and photographed. Bin lids closed and gate secured. Before/after photos texted to you.

How often do you come?

Twice every weekend - Saturday afternoon (2-6pm) to catch the Friday/Saturday pileup, and late Sunday night (8pm-midnight) to reset the pad before your Monday hauler arrives.

Do you offer a monthly service agreement?

Yes. The monthly agreement locks in 8 weekend visits per month (2 per weekend) at a discounted per-visit rate vs. ad-hoc scheduling. Net-30 invoicing, ACH preferred, cancel with 30 days notice.

Do I have to schedule a site walkthrough?

No. Text your property address and a couple of current enclosure photos to (864) 266-0658. We pull the pad on Google Street View, size the job, and send a firm monthly price the same business day. Zero meetings.

Do you replace our regular hauler?

No. Your hauler still services the pad on their pickup days. We're the protective layer that keeps the pad clear all weekend so the hauler can actually empty your bins on Monday without a missed-trip fee.

Will you operate our compactor?

Only on properties where we have written authorization on file. If your compactor needs a service call we can't handle safely, we photo-document it and notify you immediately - we don't force a jammed unit.

What if there's an oversized item like a mattress?

We stage it clear of the gate so it doesn't block hauler access, photograph it, and flag it in the after-visit text so you can charge back the responsible resident.

Is this a hot-water pad wash?

No - this is a weekend reset and haul-back service, not a pressure wash. Bundle it with our recurring hot-water pad cleaning for full sanitation coverage.

Can we start with a single weekend to try it?

Yes. Book one weekend at the per-visit rate. If it fits, convert to the monthly agreement and the first month's discount applies retroactively to that trial weekend.
